Real Estate Marketing That Puts More Listing Appointments on the Calendar
More seller leads in your name, buyers who stay in your pipeline until they're ready, and less of each commission paid to portals.
The Digital Elites runs SEO, Google Ads, websites and follow-up for agents, teams and brokerages. We build around the leads that pay, sellers first, and how people really choose an agent: months of browsing listings, a home value check, then a call to whoever stayed in touch.
A homeowner checking what their house is worth, a relocating buyer browsing at midnight, a past client whose kids just left home and a first-time buyer a year out are not the same lead. Each one searches differently and needs its own page and nurture.
Seller
"What's My House Worth?"
Sellers start with a home value search months before they call an agent, and most land on a Zestimate first.
A valuation page offering a real comparative market analysis, local sold data and a short form puts your name in front of them before the portal does.
Buyer
The Relocation Browsing at Midnight
Relocating buyers search by neighborhood and school district, and they register on whichever site has the best listings.
IDX search on your own domain, plus neighborhood pages with schools, commutes and recent sales, keeps them registering with you, not a portal.
Past client
The Past Client Who Forgot Your Name
Most repeat and referral business comes from your sphere, yet plenty of past clients can't name their agent a few years on.
A monthly market email, home-anniversary notes and a yearly value update keep you the obvious call when they sell or a friend asks.
Long nurture
The Buyer Who's 14 Months Out
Most online leads aren't ready for six to 18 months, and the agent still in touch when they are gets the deal.
Drip email, new-listing alerts and texts from your CRM keep them warm, and flag the moment they start viewing homes again.
Visibility to booked work
Address the Gaps Between Visibility and Booked Work
Most real estate marketing buys leads and hands them to agents who call twice. The money is made in the months between the sign-up and the signed listing agreement.
Paying the Portals for Your Own Market
Zillow and Realtor.com referral fees take a big cut of every closing, and those leads go to whoever pays next.
Your own IDX site, neighborhood pages and home valuation funnel, ranking and advertising in your name, so the leads and the data stay with you.
Leads Called Once and Forgotten
Online leads get one call and a text, then sit untouched in the CRM. Six months later they buy with someone else.
Speed-to-lead alerts on every new sign-up and automated drip campaigns in Follow Up Boss, kvCORE or Lofty that run for 18 months, not 18 days.
Ad Budgets Chasing Buyers, Not Listings
Most agents' ad spend goes to cheap buyer leads, while listings are what actually build a real estate business.
Seller campaigns built on home value and "sell my house" searches, with valuation landing pages and their own cost-per-appointment tracking.
No Idea Which Source Closed the Deal
With deals closing a year after sign-up, most teams can't say which source produced last quarter's commission.
Lead source tags carried through your CRM to closing and tied back to the channel in a monthly report, so you know what each closing cost.
From Home Search to Signed Listing
Show up for the right searchHome value, neighborhood and "homes for sale in" searches across the areas you actually work.
Land on a page built for itA seller ad goes to your valuation page, a buyer ad to that neighborhood's IDX search.
Respond in minutesNew leads hit your CRM and an agent's phone instantly, with a text sent automatically.
Nurture to the appointmentDrip email, listing alerts and check-ins run until they're ready, then flag the lead to an agent.
What Your Reporting Should Show
Seller and buyer leads by channel, tracked separately
Cost per listing appointment and per buyer consultation
Speed to lead: time from sign-up to first agent contact
Home valuation requests, IDX registrations and saved searches
Closings and commission by source (where your CRM shares the data)
IDX feeds and Follow Up Boss, kvCORE or Lofty links depend on your MLS and setup. We confirm what is possible before we quote.

FAQ
Real Estate Marketing Questions We Hear Most
We won't put a number on it before we've seen your market, your reviews and your agents' follow-up, and you should be wary of anyone who does. We'll tell you what comparable teams pay per listing appointment, and we report your own cost per appointment from month one so you can judge for yourself.
If you need appointments this quarter, seller campaigns on Google Ads and a valuation page are the fastest levers. Neighborhood pages and IDX SEO take months to build but cut your dependence on portals for good. Most teams run some of both, and the nurture behind them matters more than either.
Yes. Seller campaigns get their own budget, their own valuation pages and their own tracking. We'd rather spend your budget on ten homeowners asking for a CMA than two hundred buyers browsing homes they'll never tour.
Every ad, page and post follows the Fair Housing Act: describe the home, never who a neighborhood suits. On Facebook and Instagram, ads run in Meta's housing special ad category, which blocks age, gender and ZIP code targeting and sets a minimum radius, so we build audiences within those limits.
In Texas, TREC also requires your broker's name in ads and the IABS and Consumer Protection Notice links on your site. We check all of it before anything goes live.
For many teams, yes, for now. Portal leads close, but the referral fees and shared leads add up. We build your own lead flow alongside them, and once you see cost per closing from each source side by side, you decide how much to keep buying.
Agency fees depend on the scope: a valuation funnel and seller campaign is very different from a new IDX website plus SEO plus CRM nurture. Ad spend is paid directly to Google and Meta and is separate. You get a fixed proposal before anything starts, with no long contract.
